Why masonry fails here
Central Indiana's freeze-thaw cycle is behind most of the damage you see.
Water enters a failed mortar joint or an unsealed brick face, freezes, expands, and breaks the masonry apart from the inside. Every subsequent freeze takes more material. This single mechanism is behind the large majority of masonry failure in this market.
Mortar is designed to be softer than the brick it holds — it's the sacrificial element, meant to fail first so the brick survives. The most expensive mistake in repointing an older Indianapolis home is using a hard modern mortar on soft historic brick. The joint ends up stronger than the brick, movement is forced into the brick face, and the faces spall off. That damage is not reversible.
